Downtown Wichita is has attracted significant development and investment projects over the past decade. In fact, the center city has attracted over $100 million in new investment since 2002.

Development projects include commercial, residential, retail and cultural facilities. Several projects have relied on public-private partnerships. Downtown has also experienced both new construction projects and rehabilitation of historic buildings. The following is a list of current, large scale development projects in the center city.


OLD TOWN SQUARE / MOVIE THEATER
Developer: Warren Theatre and 702 Properties

Year Completed: 2003


This mixed use project includes a 6 screen movie theater, 30,000 square feet of retail space, 60,000 square feet of office space, a public plaza with interactive fountains and a 500 space parking garage offering free parking. Tenants include: Warren Theatre, Imbass Grill, Old Chicago, Best Cleaners, Andy’s Woods and Crafts, Zyng Noodlery, Old Town General Store, Lucinda’s, Muse E Yum and Uptown Grill.


WICHITA WATERWALK
Developer: Wichita WaterWalk LLC and City of Wichita

Year Completed: 2007


This is a $138 million project that will have office, retail and residential users. A developer-paid Tax Increment Finance district will raise $19.1 million for public infrastructure improvemetns. The project is also seeking Sales Tax and Revenue (STAR) Bonds projected at $24 million to help pay for additional public improvements. Employment estimate is 2,400 jobs with an annual payroll of $75 million per year. Constuction employment estimated at 1,400 jobs and $42 million payroll. A large-scael, destination retailer could generate an estimated $125 million in induced economic impact per year.


Courtyard by Marriott in Old Town

This project converted a two-story warehouse into a four-story hotel loaded with amenties. Located in the heart of Old Town, the property features a beautiful interior lobby, an exercise room and offers breakfast. Dunn Brothers coffee shop is also on-site for guests and local visitors.


GARVEY CENTER AND APARTMENTS

This residential project is converting space formerly used as a hotel into apartments. The developer is renovating one floor at a time and currently has 95 units completed. An total of 130 units are planned.


THE HARVESTER APARTMENTS

This historic building rehabilitation project will create 47 residential units. The development will include mixed income clients.


GRANT TELEGRAPH CENTRE CONDOMINIUMS

Year Completed: 2005


This historic building rehabilitation project will create 13 condominium units for residential use. These will be the first owner-occupied residential development project in the center city. Units will range from 1,600 to 4,000 square feet. Sales price for unfinished space is $75 to $100 per square foot.


Lofts @ St. Francis

This building was converted from an empty warehouse to plush condominiums. The development features secured parking, balconies and an excellent roof top deck with a kitchen and basketball court. The property is within a block of the Downtown arena.


KANSAS SPORTS HALL OF FAME
Developer: Kansas Sports Hall of Fame and City of Wichita and Sedgwick County

Year Completed: 2004

This project will renovate 26,000 square feet of space on two floors for use as a museum. The Hall of Fame is relocating from Abilene and will house artifacts and other displays of sport memorabilia.


CITY ARTS - OLD TOWN

This community arts center provides classes to learn about arts and crafts projects. The building also includes gallery space that features new exhibits on a monthly basis.


RIVER CORRIDOR IMPROVEMENT PROJECT
Developer: City of Wichita
Architect: Law-Kingdon
Cost: $37,000,000.00
Year Completed: 2006

This project will enhance pedestrian amenities and public space along the east and west banks of the Arkansas River from the Kellogg bridge to Cowtown. The Keeper of the Plains statue will be raised approximately 30 feet and a set of eternal flames surrounding the statue will be installed in the River. Pedestrian bridges will also be installed. The plan also calls for a privately funded amphitheater on the west bank.
